Why Brookfield Is the Almaden Neighborhood That Goes to Los Gatos Schools

If you draw a line around Almaden Valley on a map, Brookfield is inside it. The access is via Almaden Expressway. The surrounding neighborhoods are AV. Geographically, it is unambiguously part of the same place. But for school assignment purposes, Brookfield falls inside the Los Gatos Union School District and feeds Los Gatos High School — not Pioneer or Leland in SJUSD.

This single distinction reshapes the entire buyer pool here.

Why the distinction exists

School district boundaries do not follow neighborhood boundaries. They were drawn at different times, for different reasons, by different governing bodies. In Brookfield's case, the result is one Almaden neighborhood inside a school district whose center of gravity sits 15 minutes south.

The premium

Families committed to Los Gatos schools are typically willing to pay 8–12% more for Brookfield over comparable homes in the SJUSD-served Almaden neighborhoods one street over. The premium has been remarkably stable for years, which suggests it is not speculative — it is the actual market price of school assignment in this geography.

Who buys here

Brookfield's buyer pool is bimodal. On one side: Almaden Valley families who have decided Los Gatos schools fit their kids better. On the other: Los Gatos buyers who would prefer the Brookfield character (quieter, more remote, slightly larger lots) over a comparable Los Gatos address.
